Serving Lancaster, Alden, Clarence and the eastern Buffalo suburbs from our shop in Batavia. Family-owned, fully insured, and honest about what your basement actually needs.
A lot of our Buffalo-area calls start the same way. A homeowner has a quote from one of the big Buffalo waterproofing companies for a whole-basement system, and something about it doesn’t sit right.
Large outfits carry a lot of overhead. When they send a five-man crew, they need a whole-basement job to make the trip pay, even when the water only comes in along one wall and five or six feet of drain tile would fix it.
We’re a small crew and the owner is on every job, so we can quote what the problem actually calls for. Sometimes that’s a full perimeter interior drain tile system. Often it’s a partial run on the one or two walls that leak, or a crack repair tied into the drain tile you already have.
No two basements sit on the same ground. On a recent job in Lancaster, the house sat on solid bedrock. You can’t dig a trench to a set depth and drop the pipe in when there’s rock underneath.
So we build the pitch with the stone itself. We break the floor out to a level trench and lay a base coat of #2 stone that might be two inches deep at one end and one inch at the other, so the pipe runs downhill to the sump pump. Then the pipe, then a top coat of stone, then new concrete.
Across Western New York we’ve dug through clay, rock and sand. In sandy soil the ground can wash out from under the footer as you dig, so we pack stone back in right away to keep voids from forming under the foundation. Knowing what’s under the house is the difference between a system that works and one that only looks right.
We regularly work the eastern side of the Buffalo metro, including Lancaster, Alden and Clarence, and north to Lockport (see our Lockport foundation repair page). Not sure you’re in range? Call 716-471-8389 and ask. If we can’t get to you, we’ll tell you who can.
Yes. Alden and Lancaster are a straight shot west of our Batavia shop, and the eastern suburbs are a regular part of our territory. The owner still handles every estimate and is on every job.
Big crews have big overhead, and a whole-basement job is what makes the trip pay for them. Ask where the water is actually coming in. If it’s one or two walls, a partial drain tile run on those walls often solves it for a fraction of the price.
Yes. On bedrock we build the pitch into the stone base so the pipe still drains to the sump. In clay and sand we adjust the trench and stone to keep the footer supported. We see all three around Western New York.
Yes. Our crack repairs carry a lifetime warranty that transfers to the next owner, and the inspection port at every crack lets a buyer’s inspector see that the repair is working.
Every I-beam bracing job is reviewed by an engineer and approved by your town before we install anything. We coordinate that so you don’t have to.
